Whether it's a rental deposit, holding deposit, or completion funds to your solicitor, always verify the account before you transfer. Conveyancing fraud (intercepted emails redirecting completion funds to a scammer's account) is one of the most expensive scams in the UK.
Tips before you transfer
Verify your solicitor's bank account in person or by phone
Don't rely on emailed details — call the firm using a number from their official website, not from the email. Confirm sort code + account number verbally.
Check the lettings agent against the redress scheme
Legitimate UK lettings agents must be registered with TPO, PRS, or similar. Verify before transferring a deposit.
Use Confirmation of Payee on every transfer
CoP catches name mismatches. For a property completion, that's the difference between completing and losing your deposit.
Don't transfer the full balance off-platform for a rental
Genuine landlords don't ask for a year's rent up front via bank transfer. Pressure to do so is a near-certain scam.
Common scam patterns
- Email interception: solicitor's email compromised, bank details swapped
- Fake landlord listings on Gumtree / Facebook Marketplace using stolen photos
- Holding deposits for properties the 'landlord' doesn't actually own
- 'Completion funds' redirected at the last moment
Verify before you transfer
Enter the bank details from the invoice and we'll show you what we can verify in seconds. No account needed to pay.
